Selection of candidate properties

If you have a favorite property among the properties you have viewed, we will inform you with a request for each property. (If possible, it is advantageous to negotiate with a few properties) |

Negotiation with the owner
|
We will negotiate the rent and conditions as much as possible to your advantage, including the request. If it is within your budget, it is possible to include utilities, internet, maid expenses, etc. in the rent. |

Draft contract and closing
|
Once the conditions have been agreed, we will prepare a draft contract, so please check the contents, make adjustments, and sign. At this time, you will be asked to submit a copy of your passport. In addition, some owners may be required to sign a LOO (Letter of Offer, a document summarizing the contract details) and make a deposit equivalent to one month’s rent before creating the contract in order to hold the property. |

Payment

Please pay the deposit and rent (usually lump-sum payment for the number of years of the contract) by the due date specified in the contract. |

Move-in
|
On the day of move-in, the room will be handed over in the presence of our company. In addition, if requested in advance, we will connect to the Internet, cable TV, etc. by the move-in date. |
